Initial Consultation: We’ll talk about your goals and expectations.  We’ll also walk through your home with “buyer’s eyes” and I’ll suggest things you can do that will have the most impact on the sale of your home. Together we’ll create an individualized plan for selling your home, whether it be addressing some items on the inspection or freshening up with pressure washing and new paint.  I will organize and manage the process so you have time to take on the other important things in your life.

Pricing: I will do a comprehensive marketing analysis.  Homes usually sell within a range depending on many factors: market, neighborhood, finishes, etc.  My goal is to give you the tools and the plan to get the most for your house whatever the market.

Pre-Inspection:  It’s my experience that doing a pre-inspection and sewer scope prior to going on market can ultimately save you money, lead to more offers in hand and set you up for a smoother transaction.  From the pre-inspection we’ll be able to address any area of concern that could potentially negatively impact the sale of your home.

Cleaning:  A clean home is one of the easiest things you can do to attract buyers.  I will arrange a cleaning professional to make your home shine.

Staging:  Either professionally or using your own things with a few elemental items from my collection, staging is a powerful tool in making an emotional connection with buyers.

Landscaping:  First impressions count!  Weeding, mulch and trimming can go a long way in giving your home a wow factor from the moment buyers walk up to your property.

Online marketing: From listing syndication through Windermere which reaches dozens and dozens of real estate search sites along with international buyers to the reach of the Northwest MLS which is the go-to resource for real estate brokers throughout the region, online marketing is a main component of my marketing plan. I utilize all the photography and content needed to help potential buyers realize your home’s true potential and appeal to them on an emotional level.

Print marketing: From full-color flyers available for passers-by to information that is distributed to your neighborhood, print marketing helps leave that lasting impression.

Open Houses: Open houses result in more buyers, more offers, and ultimately more money for you. I will host broker, public and Windermere open houses to get maximum exposure of your property to buyers and brokers.

Maximum Impact: From room organization and finishing touches to high-impact photography (including drones when warranted), the extra work I put in and hands-on philosophy make my listings shine. And that spells interested buyers and serious offers.

Managing the Process: From negotiating through any offers to making sure all buyers are properly vetted and making sure all deadlines are hit between pending to close, I will be there leading the way and smoothing out any bumps that we may hit along the way.
